Tax Increment Financing (TIF)

Mascoutah has approximately 1300 acres available for development within our 2 TIF districts. Benefits to industries may be available for the life of the TIF. Possible uses of TIF include:

  • 15% of total project cost
    (Exceptions: taxable sales over $20 million, ind./manufacturing investment over $10 million, or project deemed to be ‘in the public interest’)
  • Public improvements
  • Professional costs, including marketing
  • Site grading/assembly
  • Rehabilitation/repair of existing structure(s)
  • Relocation of proposed project
  • Job training/relocation
  • Interest costs on construction/renovation
