Tax Increment Financing (TIF)
Mascoutah has approximately 1300 acres available for development within our 2 TIF districts. Benefits to industries may be available for the life of the TIF. Possible uses of TIF include:
- 15% of total project cost
(Exceptions: taxable sales over $20 million, ind./manufacturing investment over $10 million, or project deemed to be ‘in the public interest’) - Public improvements
- Professional costs, including marketing
- Site grading/assembly
- Rehabilitation/repair of existing structure(s)
- Relocation of proposed project
- Job training/relocation
- Interest costs on construction/renovation
