I’ve heard about something called TIF: what is it and can it help me with my business?

A TIF is a geographic area determined to be under appreciated in terms of new development and investor interest. A TIF District allocates new tax revenue from a project for a fixed period of time into a fund for the purpose of encouraging new development. The additional revenue generated that would normally go to the taxing bodies, e.g. schools, library, city, parks, etc. is used to reimburse investors for making improvements to a property within the District.

Mascoutah has two TIF districts:

  • TIF #1 - The Industrial park from Fuesser Road north to the Norfolk Southern railroad tracks and from County Road east roughly to IL Route 4 and points west. 
  • TIF #2B – An area roughly north from the L & N railbed to the ‘big ditch’ and east from Railway to Independence.
